Pacific Residential Group is a boutique real estate adivsory firm founded in Corona Del Mar, California by two local real estate brokers. Between the two of them, Brendan Cavanaugh and Blake Farris, have a combined 15 years of experience in the real estate business.
Having both lived in the immediate area for over 25 years, they understand the unique features that define each neighborhood in Orange County. Together their different backgrounds within the real estate industry provide a well rounded approach to serve client needs. Combined they have completed over 50 transactions, valued over $500 million worth of real property and have advised nearly one hundred buyers, sellers, landlords and investors.

Brendan Cavanaugh is the co-founder of Pacific Residential Group. He is currently focused on representing buyers and sellers throughout coastal Orange County.
Brendan began his career at The Irvine Company, where he was responsible for the leasing of multi-family properties throughout Orange County. From there, Brendan went on to join Pacific Retail Partners, a retail tenant representation brokerage firm based in Long Beach, CA. Here, Brendan was part of a select team of brokers that developed comprehensive expansion and real estate acquisition strategies for national retailers throughout Southern California.
Brendan currently resides in Corona Del Mar. In his spare time Brendan enjoys reading, surfing and spending time with his friends and family.
Blake Farris is the co-founder of Pacific Residential Group. Blake has specialized in the acquisition and valuation of real property for over 6 years.
Starting his career as in multifamily acquisitions and development, he later went on to mortgage banking. From there he worked on the acquisitions team at a private residential land and single family masterplanned investment firm. Over his career he has valued and acquired over one hundred million dollars of real property. Continuing to remain active in commercial real estate investments, Blake understands the complexities involved with both small and large transactions alike.
Blake attended the University of Colorado at Boulder where he majored in Finance and Real Estate. Currently living in Corona Del Mar, Blake enjoys surfing, traveling, the outdoors, traveling, global economics, and spending time with friends and family.

For example. If John owes $500,000 on his mortgage, but his home is only worth $400,000. He is short $100k. In order for John to sell his house at $400,000 and be released of his indebtedness (liability) to the institution who leant him the money (usually a bank), the bank must approve this transaction.
Short sales are an alternative solution to foreclosure for the Bank. There are pros and cons as with anything. Pros: Saves money on filing and legal fees associated with the trustee who runs the foreclosure sale. Limits liability for the Bank because they never show up on chain of title. Banks receive a better market price for the home. Instead of selling to an investor who needs to make a profit at the foreclosure auction, banks can sell directly to the end user and get close to fair market price. However, there is still a slight discount due to the headache and time loss the purchaser experiences.
Q: What is a short sale?
A: Simply put, a short sale is when the bank allows the owner to sell their house for less than he owes on his mortgage.
